Even if you agree to your tenant subletting the property to a subtenant, the original lease or rental agreement you signed with your tenant remains in effect until its termination. In fact, the subletting relationship is established only between your tenant and the subtenant. Your tenant still bears all the obligations specified in the lease or rental agreement. Therefore, if the subtenant does not pay rent on time, the obligation still falls on your original tenant.
