Essentials Every Listing Needs

Before considering upgrades, make sure your property has the baseline amenities that guests expect as standard. Missing any of these will generate complaints and lower ratings.

Kitchen basics. A full set of cookware, utensils, plates, glasses, cutting board, sharp knives, coffee maker, and basic spices (salt, pepper, cooking oil). Guests consistently cite kitchen completeness in reviews. A Keurig or Nespresso machine costs $100-$150 and shows up in positive reviews more than almost any other single item.

Bathroom essentials. Provide quality shampoo, conditioner, body wash, and lotion in refillable dispensers (not travel-size bottles). Include a hair dryer, extra towels, and a first-aid kit. Wall-mounted dispensers cost about $30 each, look professional, and save money compared to individual bottles.

Bedroom comfort. Invest in quality mattresses and pillows. Guests sleep in your beds, and sleep quality directly affects their review. A medium-firm queen mattress in the $600-$900 range, paired with $30-$50 pillows, provides hotel-level comfort. Use white sheets (easy to bleach and replace) with a thread count of 300 or higher. Provide extra blankets and a fan or space heater depending on climate.

Reliable Wi-Fi. Minimum 50 Mbps download speed. Post the Wi-Fi name and password prominently in the unit (a small framed card works well). Many guests work remotely, and slow or unreliable internet generates immediate complaints.

High-ROI Upgrades

These amenities cost relatively little but measurably increase bookings and nightly rates.

Smart TV with streaming. A 55-inch or larger TV with built-in apps (Netflix, YouTube, Disney+) or a connected Roku/Fire Stick costs $300-$500. Set up a dedicated streaming account so guests do not need to log into their personal accounts. This is the most-filtered amenity on Airbnb after Wi-Fi.

Washer and dryer. In-unit laundry is a top filter for families and longer stays. If your property does not have hookups, a ventless combo unit ($800-$1,200) can be installed in a closet. Properties with in-unit laundry command 10-15% higher nightly rates and attract longer bookings.

Keyless entry. A smart lock (Schlage Encode, August, Yale) costs $150-$250 and eliminates the logistics of key exchanges. Guests strongly prefer self-check-in. It also simplifies operations because you generate a unique code for each booking and deactivate it at checkout.

Dedicated workspace. A desk, comfortable chair, good lighting, and a monitor (optional but appreciated) turn your listing into a remote-work-friendly property. This is a specific Airbnb search filter, and properties with a workspace see higher weekday occupancy.

Outdoor space. If you have a patio, deck, or yard, furnish it properly. A $300-$500 investment in outdoor seating, a small table, and string lights creates a space that photographs well and enhances the guest experience. In warm-weather markets, a fire pit ($100-$300) adds a memorable touch.

Premium Amenities for Higher-End Properties

These upgrades require more investment but allow you to charge premium rates.

Hot tub. A quality hot tub costs $3,000-$8,000 installed and adds $30-$75/night to your rate in most markets. Properties with hot tubs also see higher occupancy, particularly in mountain, lake, and rural markets. Budget $50-$100/month for chemicals, electricity, and maintenance.

Pool. In warm-climate markets, a pool is a major differentiator. Existing pools add significant value. Installing a new pool ($25,000-$50,000+) only makes sense if the property is in a high-revenue market where the rate increase justifies the investment.

Game room or entertainment area. A pool table ($1,500-$3,000), arcade machine ($300-$500 for a multi-game unit), or board game collection ($100-$200) appeals to families and groups. These amenities drive higher nightly rates for larger properties and frequently appear in guest reviews.

EV charger. A Level 2 charger costs $500-$1,000 installed and appeals to a growing segment of travelers. It is a low-cost differentiator that few competitors offer.

Amenities to Skip

Not every upgrade pays for itself. Avoid hot tubs in urban markets (high maintenance, low demand), elaborate smart home systems that confuse guests, and high-end appliances that are expensive to repair or replace. Stick to amenities that guests actively search for, use during their stay, and mention in reviews.
