Which Closing Costs Are Negotiable?

Most of the time, you as the borrower will have to pay for the closing costs. However, there are certain closing costs that are fees charged directly by the lender, such as the loan origination fee, application and underwriting fees, and discount points. You may be able to negotiate these fees with your lender. However, whenever a closing cost is a payment your lender needs to make to a third party, it will most likely be difficult for you to negotiate. For example, the credit check fee, appraisal fee, title insurance fee, and government fees, among others, are paid to a third party. As such, you will most likely be unable to negotiate these fees.
